Background

This two home scheme was the first to be delivered through our JV partnership with Keepmoat Homes, based at their Dominion development in Doncaster. Both homes were designed for open market sale.

Challenges

A constrained site.

Phase 1 was already complete and there were two plots left to build. These were the challenge. Not only did they face the road, but access to them was hugely restricted by finished traditional homes standing at just one metre away.

Resubmitted planning.

The planning application for the site was based on a traditional build. As the final homes were modular, Keepmoat needed to change the foundations of the site and submit a new planning application.

These homes were the first that we had applied for an NHBC warranty. We had to meet lots of requirements, as we grew our knowledge and honed our experience of the process.

Our role.

The ilke Homes team and the Keepmoat Yorkshire East division worked closely together across departments. We guided them through each stage of the construction process from the initial assessment of the site, planning submission and engineering design to the installation and even the handover process.

Our solution.

Working closely with NHBC.

From start to finish, we spent time with NHBC to understand and achieve their stringent conditions. These ranged from design and fabric details to technical information. NHBC were incredibly supportive, they assigned knowledgeable team members who came to meetings and answered all our queries without delay.

 

Designed to suit surrounding homes.

With flexibility in mind, our homes offer a variety of internal layouts. One is completely open plan and the other has a cosy separate dining kitchen and lounge. All are clad in a wide range of façade/external wall and roof materials. We selected a mixture of brick slips and render for the fascias. This contemporary aesthetic and the ‘handing’ of the semi-detached homes was the key to fitting perfectly with traditionally built homes across the site.

 

Submitted planning.

To gain permission for our low-pitched roofs and change in window locations, we resubmitted planning. Fortunately, the revised ilke Homes designs met Keepmoat Homes’ requirements for open market sale. The homes have a 2.51m floor-to-ceiling height with large windows, as standard. These ensure the homes have excellent levels of natural light. We also designed the internal layouts to be flexible from the outset to enable clients to customise their homes without compromising quality or impacting external elevations.

 

Installed within 10 hours.

We gained permission from the Highways Agency to close the main access road to the site. Then gave 28 days’ notice and installed the units within the 10-hour granted period.

 

Speedy handover.

To prepare the site and make handover smooth, Keepmoat Homes carried out advanced site works. They installed concrete precast service pillars and live electricity supply, as well as gas and water connections, plus BT for broadband and the phone lines. This resulted in rapid services connections and commissioning.

Results.

Exceeded regulations.

Our high quality materials and thermal bridge-free design ensures our specification exceeds Building Regulations Part L by 12%.

 

Met NHBC warranty.

The homes achieved NHBC accreditation requirements and cemented the start of a highly successful partnership.

 

Reduced energy costs.

Our high performance homes are sustainable. This is down to being airtight and highly insulated. In fact, they cost 20% less to heat than traditionally constructed new builds and over half of the UK’s average housing. The beauty of our homes, is that they’re available for the same price as a traditionally built property.

 

Instructed on Phase 2.

These two homes certainly set the ball rolling. We’re now in line to deliver 200 more homes on the 400 home development as part of Phase 2 for Carr Lodge.
