Our ethos at ilke Homes is to build better homes in a better way. We build desirable, affordable, energy efficient homes that people enjoy living in, right first time, in half the time.

ilke Homes will be the market leader in the design, manufacture, delivery and installation of quality homes across the UK. Everyone in our business will contribute through; a customer focus, commitment and participation, a process-based approach
and continuous improvement.


Customer Focus.

Quality is a measure of our performance as experienced by our customers. Success in the market depends on our ability to always provide our customers with products and services that meet both their expectations and the requirements of interested parties.

To succeed, we must perform better than our competitors. This requires that we continuously listen to our customers in order to understand their needs, and promptly implement sustainable and operational improvements to meet them.


Commitment and participation.

All ilke employees will always be customer focused and committed to quality excellence.
This is a personal responsibility, a mind-set, which is required to achieve customer satisfaction.

Leaders shall always act as ambassadors for a customer focussed culture. Every employee is expected to actively contribute to the achievement of quality. To continuously manage this, we all need to be open to change, have a holistic view of our operations and apply a long-term perspective.


Process approach and continuous improvement.

Quality shall be achieved by working to continuously improve our processes. Everyone shall understand how they contribute to customer satisfaction and quality improvement.

Results will be monitored against set objectives and improved upon to ensure continued
customer satisfaction. Processes shall be continuously evaluated, and actions taken to ensure they are effective and efficient. Transfer of knowledge and best practice shall be actively pursued across the business to encourage a culture where we learn from each other. A preventative and proactive approach shall always be applied.

Health and Safety Policy

Health and Safety Policy.

The Executive Team of Ilke Homes Ltd, declare that the aim of this policy is to achieve a working
environment which is free of work-related accidents and ill-health, and to this end will pursue
continuing improvements from year to year. The main general duties to ensure, so far as is reasonably
practicable, the health, safety and welfare at work for all our employees, will be achieved by:

  • The provision of any required information, instruction, training and supervision;
  • Providing and maintaining safe plant, tools and equipment;
    Providing safe and healthy working conditions for the prevention of injury and ill-health;
  • The safe use, handling, storage and transport of articles and substances;
    Maintaining a safe place of work including safe access and egress;
  • Providing a safe working environment with adequate welfare facilities;
  • Ensuring all employees are competent in carrying out their duties;
  • Complying with all current applicable health and safety legislation;
  • Reviewing and revising the written health and safety policy when necessary;
  • Undertaking suitable and sufficient risk assessments;
  • Eliminating hazards as a primary control measure to reduce OH&S risks;
  • Providing adequate means of consultation by seeking workers views, and considering them before making a decision;
  • Ensuring participation of workers when making changes to enable joint decision making;
  • Continuously improving and enhancing OH&S performance;
    Provision of health surveillance for all of our employees;
  • Complying with any government guidelines and legislation released to deal with any public health emergencies or pandemics.

Environmental Policy

Environmental Policy.

Dave Sheridan, Executive Chairman of Ilke Homes Ltd, declares that the policy for the organisation is committed to protecting the local and global environment of the Earth. In order to minimise environmental impacts concerning our activities products and services.

The organisation shall:

  • Comply with applicable legal obligations and other related requirements to which the company subscribes which relate to its environmental aspects.
  • To include the consideration of its environmental issues in all business strategies and initiatives ilke Homes’ senior management are committed to ensure that the protection of the environment is firmly embedded in both the company’s and all employees culture and will endeavor to influence its suppliers and customers in a similar strategic environmental manner.
  • Prevent pollution, reduce waste and minimise the consumption of resources.
  • Consider the wider global impact of all our activities including those of our suppliers’ customers and stakeholders.
  • Continually drive improvement of the environmental management system.
  • Educate, train and motivate employees to carry out tasks in an environmentally responsible manner and maintain a continuous professional development strategy which remains core to ilke Homes’ business goals.
  • Encourage environmental protection amongst suppliers and subcontractors.
  • To investigate the feasibility of influencing its suppliers’ customers and third parties with consideration to life cycle impacts of the aspects and activities.
  • Encourage and enhance biodiversity and ecology.
  • Ensure the policy is communicated to employees and relevant third parties. The organisation requires and expects all persons who are employed by the organisation including contractors and visitors to cooperate with and conform to this Policy.
  • Ensure that all staff, contractors and others have access to this policy.

The policy will be reviewed at least annually and revised as required to meet the changing needs of the organisation, technical innovation and legislative developments.

Integrity and Responsibility.

Integrity and responsibility are embedded in all our actions and decision making here at ilke Homes. From supply chain and internal operations to end-use design, by upholding the highest levels of integrity and responsibility we can work to ensure we create the biggest benefit for our shareholders, both within our business and throughout the wider community we serve.


Tolerance and Inclusion.

In addition to compliance with national legislation, we work hard within ilke Homes to create a working environment where all employees feel safe, welcomed, valued and respected at all times. Failure to comply with our internal culture of tolerance and inclusion will be dealt with effectively and efficiently so as to maintain a workplace free from discrimination, bullying, and harassment.


Fairness and Justice.

Competence and impartiality are central within our business practices as standard. We pride ourselves on our ability to deal with any grievances and disputes which arise with fairness and justice by following established policies and procedures. In addition, ilke Homes supports a ‘culture of no limits’ meaning that every employee has equal employment opportunities and progression support irrespective of social markers.


Health and Wellbeing.

At ilke Homes we prioritise the safeguarding of the health, safety, and wellbeing of all employees and visitors. Through abiding by relevant legislation, providing adequate facilities, and encouraging staff to voice concerns over suspected dangers, we work to ensure the creation of a safe and pleasant working environment.

The health and wellbeing of the individuals within the local communities we serve are also of paramount importance to us. By manufacturing offsite, we’re able to minimise disruption to local communities and significantly reduce both air and noise pollution.

Modern Slavery Act Transparency Statement.

Modern slavery and human trafficking.

At ilke Homes Limited (‘ilke’) we aim to have transparent business operations and performance. We follow a high set of ethics and values and these guide our governance procedures and management decisions. We are committed to expanding our operations globally in a sustainable manner for the benefit of our customers, employees, and the wider community. We take our corporate responsibility very seriously and this forms the foundation of our strategy and business decisions.

This statement is made in accordance with section 54(1) of the Modern Slavery Act 2015 and explains the measures ilke has taken to prevent slavery and human trafficking in its business and supply chain during the last financial year ending 31 March 2020.


ilke’s Main Business.

ilke Homes is a company that delivers precision-engineered homes. We work collaboratively with our partners to create homes to meet local requirements. More details of our business are available on our website.

Our supply chain:  We have a small, specialist, supply chain, with approved key suppliers being based in Europe. Relationships are strengthened through regular and ongoing supplier approval visits, so that any who are operating or sourcing from high risk countries, where modern forms of slavery are prevalent, can be quickly identified and audited.


Our Policies in relation to Slavery and Human Trafficking.

ilke has a recruitment process in place which involves ensuring that pay and working conditions are appropriately managed.

ilke has maintained policies and procedures to ensure that all business is conducted in a transparent, ethical, and responsible manner, thus remaining compliant with the Modern Slavery Act 2015. ilke’s modern slavery and Human Trafficking Policy sets out ilke’s zero tolerance stance and explains ilke’s procedures to ensure modern slavery and human trafficking is not taking place in its business and supply chain, including how suspected breaches can be reported.


Terms and Conditions of Purchase.

ilke’s terms and conditions of purchase imposes a requirement to comply with our Modern Slavery and Human Trafficking Policy.

Other existing policies such as the ones below are designed to ensure compliance to high ethical standards of behaviour throughout the organisation, fair treatment of all colleagues, and an open culture where any concerns can be raised with Management:

  • Anti- Bribery and Corruption Policy;
  • Whistleblowing Policy; and
  • Grievance Policy.

As part of the Whistleblowing Policy, ilke has introduced a confidential online reporting system to ensure an easy means of reporting any policy violations.


Our Due Diligence Processes.

Following the publication of the Modern Slavery Act, ilke has introduced further due diligence on the supply chain as part of the approval process leading to preferred supplier status.  We continue to consider where our business and supply chain is most at risk.

We request that key suppliers provide their policies on anti-slavery and human trafficking, as well as any other policies that show they operate with clear ethical responsibility towards their workforce, and comply with legislative requirements, for example on pay, equal treatment and working conditions.

ilke does not support or knowingly deal with any business involved in slavery or human trafficking. We will not work with any company in breach of the ilke Modern Slavery and Human Trafficking policy, or identified as having slavery and human trafficking in its business or supply chains.

During 2019 we requested that our key suppliers acknowledge and agree to our Modern Slavery Policy.


Looking Ahead.

ilke will implement mandatory training on the requirements of the Modern Slavery Act and we will provide further training as required for any other managers involved in the supply chain function to ensure they can evaluate the risks and recognise signs of modern slavery and human trafficking.

Following a review of the effectiveness of the steps we have taken this year to ensure there is no slavery or human trafficking in our supply chains we intend to continue to critically evaluate the policies we have put in place to prevent slavery and human trafficking taking place in its business and supply chain. We will report and act on any reports or notifications from staff or external authorities, including prosecutions or criminal charges, and thus ensure no forms of compulsory labour and human trafficking take place in our business and supply chain.  Throughout the next year, we shall continue to engage with our preferred suppliers to ensure compliance with our Supplier Code of Conduct.

Our long-term goal is to be able to conform to a level AA of the World Wide Web Consortium (W3C) Web Content Accessibility Guidelines 2.0.

We’ve designed this site with accessibility in mind. Some of the general features include:

Background and foreground colours have been chosen to provide a high degree of contrast to maximise visibility. We’ve checked our website’s font and background colour to ensure there are no combinations against the different colour-blindness conditions and ensured that all information is still clear.

We’ve designed all pages on our website so that all information that is conveyed with colour is also available without colour.  These colours are controlled within the cascading style sheets, which may be overridden by altering the user’s browser settings.


Images, videos and other non-text elements.

We’ve made it possible to use our website without having to view graphics or images. All non-text elements, such as images, animations, symbols, audio, video and multimedia have text equivalents. We’ve done this by providing descriptive alt attributes for them.


Tabbed content.

Some areas of our site now use tabbed containers to allow you to select the information you want to read and stop the page from looking overcrowded. All the available content is read out by screen readers when the page is loaded.


Links and navigation.

We have placed page items in a logical order and made the website easy to navigate.
